Luxury Sales Are Waaaay Up! San Francisco Housing Market Update December 2021

Luxury sales are crazy, crazy up for 2021! They are up 124% for homes above $5M. We’re seeing a lot more appreciation on really, really high end homes. For homes between $3-$5M sales are up by 85%. Overall in San Francisco sales are up by 41%. We’re seeing more sales in 2021 than we’ve seen since 2005.
I hope there’s stuff left to buy and stuff left to sell next year 🙂 Speaking of which if you’re thinking of selling we should talk very, very soon. If you sign a listing agreement today it would take a week to get our vendors to your home. They are a little bit slower this time of year as they’re also out of town. Then it takes another week to get budgets back. And with the holidays we could see longer times on those things. Typically they book up 4-6 weeks in advance. I had a stager recently tell me he’s booked up for all of January already. If you’re talking to an agent now you’re looking at listing probably mid February. If you’re thinking about selling this spring let’s chat now.
Also in this housing market update, one of the things that I love is it really goes into what costs are by square footage. This is a super easy way to start to learn and calculate what you can buy. One of the things that we do on our team is spend a lot of time up front with you, helping you get educated on the market so that you can see if your criteria makes sense. You can see if it’s realistic before you start spending time, especially when the agents dramatically under price, looking for the wrong product. We save you a ton of time and energy by doing that exercise up front.
The other thing that happened in San Francisco that’s worth noting is that condos are starting to come up. You’ll see in the chart, SOMA has a ways to go. A couple of the neighborhoods have a ways to go, but Pac Heights is almost even with costs before the recession. So depending on the neighborhood you’re in, if you were worried about your condo selling post pandemic, we may actually be able to sell it for more. It really depends on the product and the neighborhood.
Lastly, a quick personal update. I’ve had some time off in the last few weeks. It’s been awesome. I took my mom to Hawaii for her 70th birthday. That was super fun and I’m really grateful that I was able to do for her. Then I took my team to Cabo, which was also amazing. We were supposed to go during the pandemic and then it got shut down. We were celebrating a banner year. I can’t believe how awesome my team is. Then my husband, at the last minute, booked a trip to Costa Rica. So we were scrambling, compressing all kinds of work in between. Thankful for the team being on the ground and running things.
I’m still walking a ton. Love, love, love to just get out there and climb mountains, look at the views and enjoy this time. I wish you the absolute best for this holiday season.
